What to do in case of (suspected) rental fraud?

All about Suspicion of rental fraud

By rental fraud we mean ‘all forms of unlawful occupation, unlawful subletting, or unlawful use of the home’. An example of rental fraud is illegal subletting, or committing criminal acts in the rented property. If you suspect that rental fraud is being committed in your area, you can report it.

Why is rental fraud such a problem?

Perhaps rental fraud seems like a minor problem. After all, it seems as if only the landlord will suffer from it. But rental fraud does not only have financial consequences. Rental fraud also disrupts society. People who want to live in a rental property with good intentions are not given the opportunity to do so, because the rental property is unlawfully occupied.

To tackle rental fraud, the municipality must come up with plans and often also deploy the police. That is not free. It costs the community money. In addition, it costs the landlord money. A landlord is also just an organization or person who has to earn money. That is why rental fraud is undesirable.

Rental fraud and insurance

Rental fraud also has consequences for insurance. For example, a fire insurer will suspend the payment if it turns out that a house has gone up in flames due to an illegal cannabis plantation. The landlord himself knew nothing about the cannabis plantation; the house is hidden from his view. Nevertheless, he now pays for the damage himself.

Because rental fraud can cause so much damage, it is important that we do everything we can in the Netherlands to prevent housing fraud and rental fraud. It is a must for everyone who wants to live, who owns a home or rents out a home.

Making suspicions known

If you suspect rental fraud, it is important that you make your suspicions known. Do not keep it to yourself, but speak to the municipality. Make it clear why you think fraud is being committed. Is there an immediate nuisance? Then you can also call the police. Do you know who the owner of the property is? Then you can also contact them.

By keeping an eye on things together, we tackle housing fraud and the associated nuisance. This makes the Netherlands a little more liveable.
