The buying services in detail

The core difference is simple: with one service you attend viewings yourself; with the other, a local buyer’s agent attends viewings with you.

Buying Assistant in detail

For buyers across the Netherlands who attend viewings themselves, but want professional help with value, offer and purchase agreement.

What we do

  • Intake, buying profile and clear search criteria.
  • Pre-market and off-market signals where available.
  • Data-backed valuation and bid analysis per property.
  • Strategy for offer, conditions and cancellation clauses.
  • Negotiation and offer submission on your behalf.
  • Legal check of the purchase agreement.

What we do not do

  • We do not physically attend viewings.
  • We do not provide mortgage or tax advice.
  • We do not replace a structural inspection.

We work closely with reliable mortgage advisors, structural inspectors and tax specialists.

Buyer’s Agent in detail

For buyers in Amsterdam and Amstelveen who want a local buyer’s agent by their side at viewings, bidding and completion.

What we do

  • Everything from Buying Assistant.
  • A fixed, licensed buyer’s agent.
  • Physical attendance at viewings.
  • Light technical risk check during viewings.
  • AI- and data-backed bidding strategy.
  • Negotiation on price and conditions.
  • Coordination around inspection, notary, transfer and keys.

What we do not do

  • We do not provide direct mortgage or tax advice.
  • We do not replace a full structural inspection.
  • Outside Amsterdam and Amstelveen, we do not offer this full-service variant yet.

Strong partner lines where needed.

We work closely with mortgage advisors, structural inspectors and tax specialists. That keeps each specialist part with the right expert.

How it works

The buying route stays clear: first understand what is sensible, then bid.

  1. Intake and financing check

We map budget, region, housing wishes and financing status. Without a realistic financial basis, we do not start blindly.

  2. Search and shortlist

We filter properties by criteria, market value, risk and likelihood. Less noise, sharper selection.

  3. Viewings

With Buying Assistant you go yourself. With the Buyer’s Agent service, a local agent attends and looks critically with you.

  4. Valuation and offer

We use data and AI to determine a promising bid range, with clear substantiation per property.

  5. Purchase agreement and completion

We check the purchase agreement. In the local full-service variant, we also guide inspection, notary and key handover.

Frequently asked questions

What is the difference between the two services?

With Buying Assistant, you attend viewings yourself. With the Buyer’s Agent service, a local agent attends viewings with you and we guide more of the completion.

Can you predict the winning bid?

We use data and AI to determine a promising bid range. The market still depends on the seller, conditions and competition.

Do you help with mortgage or inspection?

We do not provide mortgage, tax or structural advice ourselves. We work closely with reliable advisors and inspectors.

Request your intake

Tell us where you want to buy, your budget and how far along your financing is. We assess which route makes sense.

  • The success fee is due at signed purchase agreement.
  • We help coordinate a structural inspection, but do not perform it ourselves.
